Discounts and fees

Beyond the nightly rate, a listing can apply automatic discounts and charge a couple of fees. Both live on the listing detail view.

Open a listing and select the Discounts tab. A discount reduces the price whenever its conditions match — the guest doesn’t need a code (that’s promo codes). Each discount has:

  • Summary — the label shown on the guest’s price breakdown (e.g. “Weekly discount”).
  • Description — optional longer text shown at checkout.
  • Type and valuePercentage, Fixed Amount (once per booking), or Fixed per Day (per night).
  • Conditions — the rules that decide when it applies.

Add one or more conditions; all of them must match for the discount to apply. Leave the list empty and the discount always applies. Available conditions:

  • Length of stay (nights) — e.g. 7 nights or more.
  • Number of guests — e.g. at least 4 guests.
  • Days before check-in (early bird) — how far ahead the booking is made.
  • Check-in weekday — only for stays starting on chosen days.
  • Check-out weekday — only for stays ending on chosen days. Matched against the departure day (the morning the guest leaves), so a Saturday-to-Saturday stay counts as a Saturday check-out. Combine it with Check-in weekday to reward full changeover-day stays.
  • Stay dates (seasonal) — the stay overlaps a date window.
  • Booking date — the booking is made within a date window.
  • Book by date (per travel year) — an early-bird cutoff anchored to the travel year: the booking must be made on or before, say, 31 March of the check-in’s own year. Because it tracks the travel year rather than a fixed calendar date, a booking made far in advance always qualifies.

Turn on Promote on search results to advertise a discount as a badge on storefront cards — guests may need to adjust their dates or party size to qualify. If a discount’s conditions are pinned to specific calendar years, Reynt shows its expiry date and automatically deactivates it once that date passes.

Open the Fees tab. Reynt keeps fees deliberately minimal — there is no cleaning fee or booking fee field. You can set:

  • Deposit — the refundable security deposit you require for this listing.
  • Pet Price with a Pet Price Type — how the pet fee is charged: Per Stay, Per Day, Per Pet, or Per Pet/Day.

The pet fee is charged: it appears as its own line on the price breakdown and on the invoice.

The deposit is not. Reynt only states the amount — it is never added to the total, never invoiced, and never collected, refunded, or tracked by Reynt. Taking the deposit and returning it after check-out stays entirely your own process, outside the system.

Reynt states it to the guest in two places:

  • On the property page, as its own notice beside the cancellation policy. Shown by default: the deposit is a payment obligation that appears in no price breakdown, so this is a guest’s only chance to see it before booking. To hide it, turn off Show security deposit under Storefront → Website → Property detail — see Built-in view settings.
  • In the Booking Confirmed email. You can also include it in the Booking Created and Payment Instructions emails under Settings → Notifications.

Neither says how the deposit is paid or returned — tell guests that yourself, in your house rules or the property description.

For optional paid extras (equipment, services, packages), use Add-ons instead of fees.

City/tourist tax is not configured here. It’s part of your tax setup — see Taxes. (The Fees tab includes a per-listing override for it, but the tax itself is defined under Invoicing.)

At checkout and on the booking, the price breakdown lists the nightly subtotal, then each matching discount by its summary, then the pet fee if one applies. The deposit is not part of this breakdown — it is stated separately in the booking emails. A promo code replaces automatic discounts when the guest enters a valid one.
