Booking lifecycle
A booking is a confirmed or pending reservation on a listing. This page covers the states a booking moves through, how it appears in the console, and the cards on its detail page. Quotes and negotiations before a booking exists live in Requests and offers.
Booking state vs lifecycle status
Section titled “Booking state vs lifecycle status”Every booking has an underlying state and a more descriptive lifecycle status that the console shows as the primary badge.
The three states are:
- Pending — awaiting your decision (created by a Request-to-Book flow).
- Confirmed — locked in; the dates are blocked on the listing’s calendar.
- Cancelled — terminated.
The lifecycle status tells you what still needs attention:

| Upcoming | Confirmed; the stay hasn’t started yet. |
| Currently hosting | The guest is in the stay right now. |
| Awaiting close-out | The stay finished; mark it completed or no-show. |
| Completed | Closed out — the stay happened. |
| No-show | Closed out — the guest never arrived. |
| Cancelled | Terminated before completion. |
Booking modes
Section titled “Booking modes”How a reservation is created depends on two independent settings.
Booking flow (set under Settings → Booking settings):
- Request to Book — a storefront checkout creates a pending booking you review. This is the default.
- Instant Booking — the direct-confirm alternative.
Turning on Auto-confirm bookings makes bookings skip the pending state and confirm immediately on publish, regardless of flow. See Booking settings.
Operator mode — a tenant runs in either direct mode (you rent your own properties) or marketplace mode (you manage bookings on behalf of property owners and settle commission to them). Marketplace mode adds owner settlement invoices and per-party payment splits.
Close-out
Section titled “Close-out”When a stay’s check-out date passes, a confirmed booking moves to Awaiting close-out. You resolve it by choosing Mark completed or Mark no-show; a mistake can be undone with Re-open booking. If Auto-complete bookings is enabled, Reynt marks stays completed automatically a set number of days after check-out.
Travel period vs booking period
Section titled “Travel period vs booking period”Reynt distinguishes two ways of expressing the same dates, each with its own icon:
- Travel period (🧳) — check-in to check-out day, counted in nights. This is the guest’s stay.
- Booking period (📅) — check-in to the last booked day (the last night the property is occupied), counted in days.
The bookings list shows the travel period; the detail page shows both.
The booking detail page
Section titled “The booking detail page”Open a booking to reach its detail page, which has three tabs — Details, Conversation (the guest message thread), and Activity. The Details tab lays out these cards:
- Booking Information — listing, owner, travel and booking periods, check-in/out times, guests and pets.
- Price Summary — accommodation, add-ons, discounts, total, down payment, and any platform fee and VAT.
- Cancellation Policy — the policy and refund tiers that apply.
- Customer — guest contact details, communication language, and linking to a saved customer record.
- Operations — channel reference, estimated arrival time, the guest’s booking-page access link (regenerate / revoke), and internal notes.
- Guest registration — the Meldeschein/Gästeblatt card, when applicable. See Guest registration.
- Payment — the payment schedule and what each party owes or has paid. See Payments.
- Invoice — customer and owner invoices, with buttons to create them.
- Notifications — send guest emails (booking created/confirmed/cancelled, payment instructions).
Activity timeline
Section titled “Activity timeline”The Activity tab is a single audit feed with filter tabs — All, Lifecycle, Emails, Modifications, and Payments — recording every status change, email sent, modification, and money movement with who did it and when.
Header actions
Section titled “Header actions”The detail page header shows the actions available for the current state. While a booking is pending, Confirm Booking and Cancel Booking sit side by side — declining a request is done with Cancel Booking, there is no separate reject action. The confirm dialog lets you attach an optional personal message to the customer, shown as a highlighted block in the confirmation email. Once a booking is confirmed, Cancel Booking moves into the overflow menu as a destructive action, alongside Create Draft, Download PDF, Move to another listing, Archive Booking, and Delete Permanently. Awaiting close-out shows Mark completed / Mark no-show instead, and Modify Booking stays available throughout (until the booking is cancelled).

Archiving
Section titled “Archiving”Archive Booking hides a booking from the default list without deleting it — calendar blocks, payments, and invoices are untouched, and you can Restore it any time. The list has a dedicated Archived filter. This is separate from Delete Permanently, which is only available for bookings with no invoices, emails, payments, or modification history.
