Owners

An owner is the person or company that owns a property you manage. Owners matter in marketplace mode, where you connect guests with property owners and earn a commission on each booking: every listing belongs to an owner, and each booking produces a payout to that owner and, once you create one, a settlement (commission) invoice.

If you run in direct mode (you own and manage your own properties), you can ignore owners entirely.

Open Owners (under the People group) to manage them.

Owners use a sidebar layout: the list of owners stays on the left, and the selected owner’s details fill the panel on the right. The selected owner is kept in the page URL, so you can link straight to one.

Create an owner with New Owner — a short modal asks for the basic details (name, and whether they’re a registered company). You fill in the rest afterwards on the detail panel.

The detail panel groups an owner’s information into sections you edit in place:

  • Contact — email, home and mobile phone.
  • Address — street, city, region, ZIP, country.
  • Banking — bank name, IBAN, and BIC, used for settlements.
  • Mollie — this owner’s own Mollie account, when Mollie is available on your workspace. See below.
  • Payment terms — who collects this owner’s bookings, and how their share reaches them. See below.
  • Tax — company flag, tax ID, and VAT number, used on settlement invoices.
  • Notes — internal notes for your team.

When the owner’s share of a booking is paid through Mollie, it goes into the owner’s own Mollie account, not yours — so that account has to be connected before those bookings can be taken. The Mollie card on the detail panel is where you do it, and it shows where the owner has got to:

  • Not connected — nothing started yet.
  • Invited — a link exists, but the owner hasn’t finished.
  • Awaiting Mollie — the owner connected, and Mollie still wants identification or hasn’t enabled a payment method. You can’t charge against the account yet.
  • Ready — Mollie has cleared the account to accept payments.

Create onboarding link generates the link. Reynt does not email it: an owner is a record in your workspace, not a user with a verified address, so there is no channel to send it on. You send it yourself, through whatever channel you already use with that owner.

If the owner starts the connection but doesn’t finish it, the same link still works: it is only spent once a Mollie account is actually connected.

An owner only needs this when their share actually arrives through Mollie. If they’re paid by bank transfer or take their share in cash, you can leave it alone — see below.

Most agencies settle every owner the same way, and that is what Settings → Payments is for. But an agreement is made with a person, and one owner can have negotiated something different — they take their share by bank transfer while everyone else takes cash at the door, say, or they collect from the guest themselves.

The Payment terms card on the owner’s detail panel is where that exception lives. It has two fields, and both start on Same as your default:

  • Who collects the money — the same three answers as your workspace default: everything to you, everything to the owner, or split (your commission to you, the rest to the owner).
  • How the owner’s share arrives — bank transfer, Mollie, or cash at check-in. Only shown when the answer above is a split, because that is the only arrangement where the owner has a leg of their own. Your commission is always paid online when the guest books; this is only about the owner’s part.

Leave a field on Same as your default and it follows your workspace — including any later change you make in Settings → Payments. The card shows Own agreement or Same as your default at a glance, so you can tell which owners you have negotiated separately with.

This is marketplace-only: in direct mode there is no owner to hold an agreement with, and the card isn’t shown.

When marketplace mode is on, you create the settlement (commission) invoice for a booking yourself — publishing doesn’t generate it automatically. On the booking’s Invoice card, Create Owner Invoice creates it for that listing’s owner (pending or confirmed bookings); New Invoice on Finance → Invoices works from scratch at any time. Your commission rate is set under Settings → Payments. See Invoice creation and numbering.

A booking records which owner it belongs to at the time it is created, and shows that owner on the booking detail page (linking to the owner’s profile). Because it’s captured on the booking, changing a listing’s owner later does not silently re-route money for bookings already made.

When a property changes hands — for example it’s sold to a new owner — open the listing’s owner page and use Reassign bookings. A short wizard lets you:

  1. Choose the new owner.
  2. Select which of the listing’s existing bookings to move.
  3. Confirm — and optionally make the new owner the default for future bookings.

Bookings already paid out to the current owner can’t be reassigned until they’re settled or refunded.
