No booking commission

Rent out your vacation rental without commission.

The big booking portals keep 14–16% of every booking. Reynt keeps none of it. You pay a flat monthly fee and get your own booking site on your own domain — your brand, your guest data, payments straight into your account.

The math

What a commission actually costs

An example: five apartments, 40,000 EUR of bookings a year.

Portal at 15% commission

6,000 EURper year

Scales with your revenue. A better season costs you more.

Reynt Starter, 5 properties

540 EURper year

45 EUR a month net, flat. Five hundred bookings cost the same as five.

Stays with you

5,460 EURper year

Roughly one extra apartment's worth of profit, without an extra apartment.

The honest caveat: this math holds for bookings that would reach you anyway — repeat guests, referrals, direct enquiries. Reynt does not replace a portal's reach. More on that below.

All prices are net and exclude statutory VAT. Reynt is offered to businesses only — entrepreneurs within the meaning of § 14 German Civil Code (BGB), legal entities under public law and special funds under public law.

What commission-free actually means

No cut of any booking

Five bookings or five hundred, the price does not move. Reynt earns from the subscription, never from your revenue.

Your domain, your brand

The booking site runs on your own domain in your own design. Guests book with you — not with a marketplace that lends you its logo for a fee.

Your guest data stays yours

Email addresses, booking history, returning guests: all of it lives in your system. Nothing sits between you and the people who stay with you.

Payments go straight to you

Guests transfer the money straight to your own account, or pay in cash on arrival. Reynt never holds your money, so no one else sets your payout schedule.

What Reynt is not

Reynt is not a portal, and it will not bring you new guests. It makes sure the guests you already have book directly with you. Most operators run both: portals for reach, direct bookings for margin. Reynt keeps availability in sync between them over iCal — rates and content you still maintain per channel.

Questions about going commission-free

Does "no commission" really mean zero?

Yes. Reynt charges a monthly subscription and takes no percentage of any booking. Bank transfers reach you without any transaction fee at all; if you ever settle payments through a payment provider, it bills you directly and Reynt takes no share of that either.

Are there setup fees or hidden costs?

No setup fee and no per-booking fee. The monthly price depends on how many properties you run: 29 EUR net covers three, and each additional property adds a flat amount. All prices exclude statutory VAT, and Reynt is offered to businesses only. The pricing page shows the whole curve before you talk to anyone.

Can I keep using the booking portals?

Yes, and most operators should. Keep the portals for reach and route the guests you win yourself through your own site. Reynt syncs availability with the portals over iCal so you do not get double-booked.

Who handles the money?

You do. Guests pay by bank transfer to your own account, or in cash on arrival. Reynt never touches the funds, so there is nothing to pay out and no waiting period.

How quickly can I be live?

A single property with photos and rates can go live the same day. Larger portfolios usually take a week or two, and most of that is writing content rather than setting anything up.
